How property tax protests work in Fort Bend County
Fort Bend is one of the fastest-growing counties in Texas. New communities in Katy, Fulshear, and Richmond mean a large share of homes are valued off a thin set of recent sales, and that is where mass appraisal tends to overshoot: lot premiums, builder upgrades, and early phases priced differently from later ones all get blended together.
For homes in newer communities, the strongest evidence is usually a clean comparison to nearly identical homes in the same section, controlled for size, age, and lot. That is exactly how we build cases, and it holds up well at both the informal review and the review board.
Established areas like Sugar Land and Missouri City bring the opposite problem: older homes valued as if they were updated. Condition evidence, documented properly, moves those values.
