How property tax protests work in Montgomery County

Texas Tax Code §41.445 requires the appraisal office to hold an informal conference with any property owner who requests one before the protest hearing. We request it on every Montgomery County protest and hold the district to it in writing, because many cases are best resolved at that stage and because it preserves your rights if they aren't.

Montgomery County mixes master-planned communities in The Woodlands with rural acreage and new construction around Conroe and Magnolia. Each needs a different argument: tight neighborhood comparisons in the planned communities, and careful land and improvement analysis on acreage.

If an informal conference doesn't reach the right value, we take the case to the Montgomery County Appraisal Review Board with a hearing-ready evidence packet.

How we handle your Montgomery County protest

Step 1

Two minutes and two signatures. We file the state's agent appointment form with MCAD.

Step 2

We build the case

When your notice arrives, we file on market value and unequal appraisal and request MCAD's evidence.

Step 3

We negotiate and attend

We work the informal stage with MCAD, then the Montgomery County ARB if the offer isn't right.

Step 4

You save

Once values are final, we invoice 25% of that year's tax savings. No reduction, no invoice.

Montgomery County protest questions

Does MCAD have to meet with me before my hearing?
If an informal conference is requested, yes. Tax Code §41.445 requires the appraisal office to hold one before the protest hearing. We make that request on every protest we file.
Can you protest acreage or rural property?
Yes. Land and improvements are valued separately, and errors in either one are grounds for a reduction.
When is the Montgomery County protest deadline?
May 15, or 30 days after your notice of appraised value is delivered, whichever is later.
